The Way it Works

Getting Started
Fees:
Most designers charge their customers by the square foot of any given project.
My services are priced by the complexity of the job. The logic behind my cost
structure is that a large project could be of a simple design while a small project
may be complex and full of amenities. It has proven to be a fair way to do
business. After you have received my estimate and requested my design services to complete your project, I will require that you make a deposit of one half of my estimated fees before any design work begins We will then begin working on your project together.
Designing the Floor Plan
The designing of your floor plan is the most critical and time consuming
phase of the entire project! It is at this point that your dreams become the
basis of my design. Here we plan the ideal placement of your outer walls,
interior walls, windows, doors and decks. After approving this part of the
design, you will sign off that the floor plan is complete. If ‘structural’
changes are made after you have signed off on the final design you will be
charged an additional $65.00 per hour for me to implement the changes
into the design. It is important that we work very closely together from the
beginning on the design phase so that you can avoid these additional
charges.
Drawing Your Dream Home
In this phase, I will draw the foundation, profiles (all sides), framing layout, stairs (if applicable), dimensions, and the joist and truss layout. Once complete, you will have a draft of the blue prints for your review.
Review
At this time, you will thoroughly review the draft blueprints. If you are
completely satisfied with the design you will sign off on the final plans. If
there are revisions to be made we can work together to reach the ideal
plan. Once all revisions are completed and you authorize the draft
blueprints I will print the finished product.
Printing
Your blue prints will be printed out on 24” X 36” paper – Scale: 1/4”= 1’.

Set # 1 – Included at no charge
Typical set includes: 4 – 8 pages
Typical # of sets ordered: 4 – 6 sets.
Additional Sets: $3.00 per page
Example:
Blue prints of your house total 5 pages
You require 5 sets of prints
1st Set is FREE
2nd – 5th Set (4 sets x 5 total pages = 20 pages)
20 pages x $3.00 per page = $60.00
Finished Product
Payment in full will be required once you have approved the final design of
your project. After payment in full has been received, I will provide you with
your blue prints and all accompanying sets. Taking possession of your
blueprints can be accomplished by any one of the following methods:
• You can pick them up
• I can deliver them to you
• I can mail them to you.
